Building & Planning Approval

State and local laws govern all development, building and construction works in the Whitsunday Region, this includes all works on Hamilton Island.
 
All works on Hamilton Island:

  • are subject to assessment against the Whitsunday Regional Council 2017 Planning Scheme,
  • must be completed lawfully and in accordance with any Hamilton Island Enterprises Limited (HIE) policies listed in this ‘Property, Planning & Construction’ section, including the Hamilton Island Building & Construction Works Policy:

Minor Works & Renovations

Given the high number of holiday rental properties and properties located within complexes governed by Body Corporate Managers, approval is still required even for minor works and renovations. In most cases, approval for these types of works do not require approval from the HIE Design Review Committee and the Alterations & Additions form can simply be submitted without any supporting documentation.

Minor works and renovations include:

  • external and internal re-painting, 
  • floor sanding, 
  • carpet replacement, 
  • tiling, 
  • installation of new cabinetry, 
  • plumbing fixture replacements, 
  • re-roofing, and
  • soft and hard landscaping.

How to Apply for Approval

Please familiarise yourself with the Hamilton Island Building & Construction Works Policy, which details the application process as a flow chart in Appendix 2, and contains the application form in Appendix 1:

Major Developments & Renovations

For major developments and renovations, approval from the HIE Design Review Committee is often required. Design must be in accordance with the Hamilton Island Building & Siting Guidelines.

Major developments include:

  • major renovation works such as extension work, and
  • new builds or developments.

How to Apply for Approval

The application process for Major Works & Renovations involves a staged approach.

All major works must be undertaken in accordance with the Hamilton Island Building & Siting Guidelines. Please familiarise yourself with the guidelines, which detail the staged application process as a flow chart in Appendix 5, and contain application forms and checklists in Appendices 6 and 7:
